Michael Pacaud is an Orange County Native born in 1964 in Fullerton California, growing for ten years in Placentia and then moving a mile down the road to Yorba Linda. Michael Pacaud has lived in the city of Orange since 1995 with his wife and two children.
Michael entered the bank lending and finance industry in 1986 working for Avco Finance, a consumer finance and real estate secured lender. He completed the Management Training Program and after a number of years managing loan production branch offices an opportunity arose to move into the mortgage banking industry first as a Mortgage Loan Underwriter and then as a Credit Manager. Over the course of 22 years, he gained valuable experience in the areas of Loan Production and Collections Management, Foreclosure Procedures, Loss Mitigation, Mortgage Underwriting, Credit Management, Income Analysis, Purchase Contract and Escrow instruction analysis and Residential Real Estate Appraisal collateral analysis while working for both major Banks and Mortgage Banking loan origination institutions.
As a result of the Subprime and Alt-A Mortgage Meltdown at the end of 2006, Michael decided to take a different direction, and earned his Real Estate Brokers License passing the California DRE Broker exam on the first attempt in May 2007. Michael explains - “While watching the Subprime Mortgage industry meltdown, I felt it was time for me to use my knowledge and skills to do something different to help others. For 20 years I watched the lending guidelines and loan products get more and more aggressive and creative and I tried to discourage people I knew from taking those risky loans. Homeowners and home buyers need honest professionals to give them good information and advice now more than ever.” In June of 2007, Michael established a new corporation, Expert Home Loan and Real Estate Services Inc., as a Licensed Brokerage assisting local buyers to purchase and finance Southern California real estate. In December 2010, Michael decided to affiliate himself with a local leading real estate sales office, First Team Real Estate Anaheim Hills, as an Associate Broker using his past lending experience to help make sure home buyers are checking all their financing options in order to get the best rate and terms on their mortgage and their home purchases and that his listing clients get their buyers qualified by more than one lender to avoid having problems closing escrow later because the buyers cannot get financing and then having to find a new buyer.
Michael is a member of Pacific West Realtors Association, California Association of Realtors and the National Association of Realtors. Michael is a Full-time Real Estate Consultant specializing in Foreclosures, Short Sales, First-time Buyers and Investors in Orange County and the surrounding area.
In his “spare time” he enjoys tinkering with vintage Muscle cars, attending car shows and car races, taking the family to Disneyland or on an Off Road 4WD adventure in local mountains or desert and having Family Game Nights. Michael has been a proud member of Orange County Mustang Club since 1985 and a long time supporter of local charities including Orangewood Children’s Home, The Make-A-Wish Foundation and Friendsforpets.org a Weimeraner and sporting dog rescue ( www.friendsforpets.org ).
